Preventative Maintenance & Care for facility & operations managers in Bristol
Start with a condition survey of the concrete elements that matter: warehouse and workshop floors, external yards and car parks, ramps, steps, loading docks, retaining walls and any multi-storey car park structure. The survey should map defects such as cracking, spalling, joint damage, surface wear and rust staining, with photographs, and rank them by risk to people and to the structure. Anything that looks structural, such as cracking in beams, columns or a car park deck, or exposed and corroding reinforcement, needs an engineer's assessment.
Repairs should be specified for the cause, not just the symptom. Shrinkage cracks may only need sealing, while cracks from settlement or overloading need the cause understood first. Joint repairs in trafficked floors usually involve cutting out damaged arrises and rebuilding them with a suitable repair mortar or resin, then refilling the joint with a sealant suited to the traffic. Patch repairs to reinforced concrete need the corroded steel exposed, cleaned and protected before reinstatement, following the principles in BS EN 1504.
